The Planning Board study, in my opinion, does not address Transit Oriented Villiages. It addresses developing a part of the city with no citizen input. <br /><br />The real issue to my mind is once the study is done, will we move forward? We need action, not studies. Demand 1st floor commercial space, 2nd floor office space, with floors 3 & 4 rentals or condo sales. DEMAND they provide interior parking for residents and building tenants. Take PILOT payments at a set rate for a few years with them going up over time. Do this with 1 city block or partial empty parking lot as an experiment. 1 time, 1 try. Have something beautiful built as an example of hope and the other developers will follow. But allow this exception of, land for $1 to the first one ONLY. The city of Jersey City gave away the entire Newport Area of Downtown Jersey City to LEFRAK and the rest has come along dramatically. They made mistakes on both sides, but they are out there for the public to see and they BOTH admit their mistakes. The difference is, there are no longer rotting piers falling into the Hudson and desolate stretches of falling down warehouses in that area. Take a chance, do something different and see if it works.
